A new restaurant is being planned for Sims Street.
Daniel and Karen Snyder of Dickinson plan to buy 31 Sims Street, formerly Colors of Health natural foods store, and turn it into an Italian bistro and bakery.
The property is currently owned by Shane and Lindsay Teigen.
Snyder appeared before the City Planning & Zoning Commission Wednesday to request a five-year renaissance zone property tax exemption.
"If everything is approved, they will be purchasing the property and then renovating it," Stark County Planner Steve Josephson said.
Snyder explained that the purchase is contingent on receiving the tax exemption.
If successful, many renovations are planned for the property.
"We are updating the building to current code, which includes fire sprinkler systems," he said Wednesday. "Part of the renovation will be putting in a very costly hood system and vent, and public restrooms will be installed."
The building's facade would also be redone to achieve an "old-style Italian deli front."
"As much as we appreciate the style which is currently there now, we would like to update that to a little bit more of a style that would suit our business," Snyder said.
Snyder detailed other needed renovations, including floors, modern lighting, drywall work, and installing a bar and full commercial kitchen.
"With this Italian restaurant, our vision is we would love to have in-house dining," he said. "We would also like to have a little bar area for coffee, drinks, desserts, which is my wife's specialty, cheesecakes and all that yummy baking stuff."
The restaurant would also offer catering for events, and lunch and dinner deliveries, especially for the downtown Dickinson area, Snyder said.
The site is planned to be warm and inviting, with the potential to host community events, such as an open mic night, Karen Snyder said.
"The whole feel for the restaurant is that Italian home," she said. "It is fining dining, but at casual dining prices. From the look on the outside to when you walk in is that Italian vintage home. It will very much encompass the feel of an old downtown bistro."
The project qualifies for the exemption as the cost of the renovations is more than half of the property value, Josephson told the commission.
It is valued at $194,000, and $130,000 in improvements are planned.
"This is consistent with the goal of the city's renaissance zone plan, which is to gain at least three improved structures or new businesses in the zone each year," Josephson said.
Commissioners approved the Snyder's application.
The restaurant is the third project this year to apply for renaissance zone benefits.
American Bank Center, which is planning construction of a new facility, and Infinity Real Estate Group, which is renovating a building on Villard Street, have had applications approved.
Dickinson City Commissioners will consider the application at their next meeting, to be held on Sept. 3 at 4:30 p.m. at Dickinson City Hall.
